The Rate Review: Finding Equilibrium
Last month, we saw mortgage rates trending upward, but June brought a welcome period of “consolidation”. Ben Larson of Larson Home Loans notes that we have found a short-term equilibrium despite ongoing uncertainty regarding inflation and Federal Reserve policy.
- June Stability: Rates held essentially flat at a 6.5% average.
- Volatility Watch: In May, rates fluctuated by 0.16%, but June saw a mere 0.01% fluctuation—the most stable rates we’ve seen in years.
- Buyer Sentiment: Mortgage applications have rebounded nationally and locally. It appears buyers are accepting 6.5% as the “new norm” and are moving forward with pre-qualifications to stay competitive in a low-inventory market.
County-Wide Trends: A Truly Balanced Market
Humboldt County has officially landed in “very balanced market” territory. In real estate, a balanced market typically features 5 to 6 months of inventory; June hit this mark precisely.
Key metrics for Humboldt County include:
- Absorption Rate: Standing at 5.55 months, the market is perfectly balanced between buyers and sellers.
- Inventory Divergence: National inventory is up 10% year-over-year, but Humboldt’s active listings are down 8%. This 18% difference highlights why local expertise is vital—national headlines often don’t apply to our unique North Coast market.
- Median Sold Price: The median sold price for June was $440,000, up 5% from May.
- Sold-to-List Ratio: This has perked up to 94%, the highest since May of last year. Sellers should expect some negotiation (roughly 6% off list price) and consider creative concessions.
Local Market Spotlight
The “micro-markets” within Humboldt continue to tell different stories.
- Eureka: Remaining a seller’s market with under 3 months of inventory, Eureka saw 29 sales in June with a median price of $420,000.
- Arcata: After a slow May, Arcata is seeing an absorption rate rise to 4.6 months. With 9 sales in June and a median price of $471,500, it’s a great time for buyers to take advantage of these trends.
- McKinleyville: Inventory remains exceptionally tight with an absorption rate of only 2.0. The median sold price jumped 19% from May to $556,500.
- Fortuna: Our “Golden Child” continues to lead, with total sales up 13% year-to-date and a solid median price of $460,000.
