Balanced Market Shift

Welcome to the June edition of the Redwood Real Estate Report! We are nearing the halfway mark of the year, and as we enter the peak summer season, the Humboldt County market is showing some fascinating shifts. While properties are currently enjoying peak curb appeal, the data suggests we are moving away from the frantic pace of previous years and into a more balanced market territory.

The Rate Review: A Tale of Two Months

Mortgage rates showed some movement throughout the spring. In April, the monthly average sat at 6.33%, with a low of 6.23% toward the end of the month. However, May saw a gradual upward trend, ending the month at a weekly average of 6.53%.

What does this mean for your monthly budget? On a $100 per month in principal and interest. Looking ahead, there is hope for more stability through the end of the year; hoping that rates return to the low sixes or even the five-percent range by the first quarter of 2027.

County Wide Trends: Shifting to Balance

For the first time in several years, Humboldt is re-entering “balanced market” territory. In real estate terms, a balanced market typically features 5 to 6 months of inventory; anything below that favors sellers, while anything above favors buyers.
Key metrics for Humboldt County include:
  • Total Sales: 89 sales were recorded in May, with a county-wide median price of $419,000 (down 2.6% from April).
  • Sold-to-List Ratio: This has dropped to 92%, meaning homes are selling for an average of 8% below their list price.
  • Days on Market: The median time a home stays on the market has dropped to 24 days, down from 28 last month.
While we are seeing a “soft sellers market” in most areas, the shift toward balance is providing much-needed leverage for buyers who have been waiting for more favorable conditions.
Local Market Spotlight
The real story this month lies in the variations between our local cities:
  • Eureka: Sales are down about 10% for the year, but the median price is holding steady at $406,150. With an absorption rate of 2.97 months, it remains a solid sellers market.
  • Arcata: In a statistical anomaly, Arcata saw only one solitary sale in May. Despite this, active listings are up, and inventory is at its highest since October. This may be due to new student housing freeing up former rental properties, creating a unique opportunity for buyers.
  • McKinleyville: This remains a “hot” market with an absorption rate under two months and a median price of $467,500.
  • Fortuna: Our “Golden Child” of the month, Fortuna saw a massive. 122% increase in sales from May. Homes here are selling fast, averaging just 13 days on the market.
